Map and address lookup notice

What this tool is
The address lookup on the mapshows public information about a location: the MLS area, city, county community, zip code, school district, nearby public schools, HOA status, hazard zones, local planning overlays and county parcel facts. Ian Zeljak gathered it from government sources and his own research. He did not create the data and does not verify it for any single address. The map's area, HOA and landmark write ups come from the same kinds of records.
Where the data comes from
- Flood zones: FEMA National Flood Hazard Layer. The effective Flood Insurance Rate Map governs.
- Fire hazard severity zones: CAL FIRE and the Office of the State Fire Marshal. In cities and the county's local responsibility area the zones apply as each jurisdiction adopts them by ordinance.
- Earthquake fault, liquefaction and landslide zones: California Geological Survey regulatory zone maps. The official maps are the Survey's own.
- Coastal zone: California Coastal Commission digital boundary, local coastal program segments, recorded access easement and open space layers (the Commission calls them a draft), public access points, the California Coastal Trail and district boundaries, plus the coastal layers of Long Beach, Huntington Beach, Laguna Beach, Rancho Palos Verdes, San Clemente, the City of Los Angeles and Los Angeles County, and the Commission's draft Dana Point map. The digital boundary is not the adopted map set; the Commission makes formal boundary determinations, and recorded documents govern easements.
- Parcels, cities, communities and local overlays: County of Los Angeles eGIS and Assessor, County of Orange and OC Public Works, City of Los Angeles GeoHub, and other city GIS services such as Rancho Palos Verdes.
- Schools and districts: California Department of Education directory, NCES enrollment counts, and county school district boundaries.
- MLS areas: Area codes from the California Regional MLS. The outlines were drawn for this site, since no MLS publishes area borders.
- HOAs: City GIS layers, county tract and parcel maps, recorded documents, and association and management sites.
- Population and housing figures: U.S. Census Bureau, American Community Survey five year estimates.
- Map tiles: OpenFreeMap, © OpenMapTiles, data from © OpenStreetMap contributors under the Open Database License.
Each agency's own viewer is the official source, and each agency disclaims the accuracy of its data. Every result on the map names its source and says when it was checked.
No warranty
The information is provided as is, with no warranty of any kind, express or implied, including accuracy, completeness, timeliness or fitness for a purpose. Records contain errors and omissions. Agencies redraw zones and boundaries, and this tool can lag behind them. Where the tool and an agency disagree, the agency is right.
Not a disclosure, not advice
This tool is not a Natural Hazard Disclosure Statement under California Civil Code section 1103 and does not satisfy any seller's or agent's disclosure duty. In a sale, the seller delivers the signed statement, usually with a disclosure company's report. This tool is not a title report, a survey, an appraisal or an inspection, and it is not legal, tax, insurance, engineering or geological advice. Insurers and lenders make their own determinations.
Schools
The schools shown are the nearest regular public schools by straight line distance within the district that serves the address. Nearest is not the same as assigned. The district draws attendance areas and decides enrollment. Capacity, open enrollment, magnet programs and boundary changes all affect where a child attends. Confirm with the district's own locator or office. Nothing here rates any school.
HOAs
Whether a home belongs to an association, and its rules and fees, is set by recorded documents such as the CC&Rs and by the association itself. The outlines on this site were traced from public records and can be wrong at the edges. Confirm membership with a title report or the association.
Parcel facts
Year built, square feet, bedrooms, baths and lot size come from the county assessor and are often incomplete or out of date. Measure and inspect before you rely on them.
Your use of the tool
By using the map and the lookup you agree that you use them at your own risk, that you will confirm anything that matters with the agency, a title company or a licensed professional, and that Ian Zeljak and Realty ONE Group United are not liable for any loss that comes from using them, to the extent the law allows. Nothing here limits liability for fraud or for willful or unlawful conduct.
No agency relationship
Using this site does not make Ian your agent. An agency relationship begins only with a signed agreement.
Fair housing
The tool shows the same facts for every address and every visitor. It says nothing about who lives in an area, and it does not rate schools or neighborhoods. Equal Housing Opportunity.
