Palos Verdes Homes Association

Palos Verdes Homes Association (PVHA), formed in 1923, enforces the protective restrictions first recorded in the 1920s for Palos Verdes Estates and for six original Miraleste tracts off Palos Verdes Drive East in Rancho Palos Verdes. Every owner of record is a member. The area holds 5,633 homes built from 1924 to 2025, 5,270 of them single family homes. The association's Art Jury, six members appointed by the board, must approve any change to the outside of a building or yard, including new houses, additions, paint colors, roofs, windows, fences and tree removal. When Palos Verdes Estates became a city in 1939, the city took over the roads and parkways and the association kept the restrictions. Its own staff run the office at 320 Palos Verdes Drive West, next to City Hall, where the plans for every structure are kept. PVHA advises buyers to make compliance with the restrictions a condition of purchase and to ask the seller to order a Completion and Compliance inspection, which checks the outside of the home against those plans.

  • The 1923 restrictions say a design must be reasonably good of its kind to be approved, and that materials must not imitate other materials. The Art Jury accepts or rejects plans and does not redesign them.Palos Verdes Homes Association
