Monte Verde Estates Homeowners Association covers county tract 37060 in Rancho Palos Verdes. That is 29 single family homes on Avenida Celestial and Avenida Esplendida, built from 1984 to 1988, and lot 30, an open strip of about two acres along Hawthorne Boulevard. The tract map, filed in May 1983, approved the tract as a residential planned development whose common area, lot 30, is held by an association of the lot owners. The map also gives the city a 15 foot pedestrian trail easement across lot 30. The association was formed in March 1984. Its city beautification grant requests from 2005 to 2008 were for planting and sprinklers, two of them on Hawthorne Boulevard. A brokerage page uses the name Monte Verde for the wider area below Hawthorne Boulevard and Crest Road, but the association is made up of the owners of the lots in this tract.

- The state lists Monte Verde Estates Homeowners Association as an active nonprofit mutual benefit corporation for a common interest development, formed March 7, 1984 (entity 1300965). - Tract 37060 was filed with the county on May 19, 1983 (map book 1017, pages 46 and 47). - On the map the owner, La Solana Corporation, gave the city the right to bar residential buildings on lot 30 and a 15 foot easement across lot 30 for a pedestrian trail.
