Palos Verdes Seacliff Hills

Palos Verdes Seacliff Hills Homeowners Association covers the homes on Seacliff Drive, Aqua Vista Drive and Palo Vista Drive, plus 3231 Palos Verdes Drive South at the corner where Palos Verdes Drive East meets Palos Verdes Drive South. The 42 single family homes were built from 1981 to 2008 on county tracts 32574 and 34834, which WADC-Hill Top Developers recorded in 1979 and 1980 as a residential planned development. Both maps make membership in a homeowners association of the lot owners part of owning a lot, and both vest in it a common area of about 12 acres: Lot 24 on the 1979 map, shown again as Lot 27 on the 1980 map. That lot is vacant, and the maps give the city the right to prohibit homes on it. Two large lots on the 1979 map went to the city and are now open space around the Palos Verdes Drive East switchbacks. The association was formed in 1979, and the streets are public. A separate group, the Seacliff Hilltop HOA, has spoken for the owners on Vista del Mar, the third tract under the same city permit.

BoundaryCounty lot lines for tracts 32574 and 34834 (LA County Assessor parcels). Which lots belong comes from addresses and tract records, not the association's own map, so the edge may be off by a few lots.

Boundaries come from city GIS records, county tract maps or county parcel lines and are not survey lines. Management companies change, so confirm the contact with the association before relying on it. Board members and homeowners are never listed here.

  • The 1979 map approves the tract as a residential planned development. The owners also gave the city the right to prohibit homes on Lot 24, other than recreational facilities the city approves.LA County recorded map
  • The same map grants Lots 25 and 26, about 46 and 48 acres around the Palos Verdes Drive East switchbacks, to the city in fee simple. A 2020 city report says the San Ramon Reserve takes in the land around the switchbacks.LA County recorded map; Rancho Palos Verdes council records
