MLS Area Codes in Los Angeles and Orange County, Explained

MLS Area Codes in Los Angeles and Orange County, Explained

Open any listing on the MLS in Los Angeles or Orange County and near the top you will find an area code. On the Palos Verdes Peninsula it is a number like 163 or 169. In Long Beach it is a plain number from 1 to 42. On the Westside it is a C code, in Irvine it is two letters for a village, and in Laguna Niguel it is a short code that describes which side of Crown Valley Parkway the house sits on. Agents search by these codes all day. Buyers rarely get told what they mean.

What the code is for

The MLS area is a pick list. When an agent enters a listing, they choose the area that fits the address, and every search, every market report and every price comparison inside the MLS can then be filtered by it. The code is tied to the listing, not to the deed or the city, so it is only as accurate as the agent who picked it. For most homes the choice is obvious. Along the edges it is a judgment call, and that is why two listings on the same street sometimes carry different codes.

How the numbering works

The main code families in the two counties

San Fernando and Santa Clarita valleysShort name codesENC Encino, VALB Valencia Bridgeport
Orange CountyTwo or three characters per city or villageNW Northwood in Irvine, MB Monarch Beach, 77 Anaheim Hills

Where a code is a whole city, it is easy. Alhambra is 601 and that is the city limit. Where a city is split, the MLS sometimes names the dividing streets in the code itself. Downey has four codes split by Firestone Boulevard and Downey Avenue. Garden Grove has codes defined by Chapman, Euclid, Harbor, Bolsa and Brookhurst. Laguna Niguel's four codes are north or south of Crown Valley Parkway and east or west of Niguel Road. In the South Bay and on the Peninsula the areas are a hand drawn grid that does not follow any one street.

Why you cannot download a map of them

No MLS in either county publishes its area boundaries as a map file. The lines exist on a screen inside the agent tools, and the association area maps are a member benefit. So I built them. The South Bay and Palos Verdes areas are the ones I drew by hand from the area map I work with. Areas that match a city, a neighborhood or a master planned community use that published boundary. Areas the MLS defines by streets are split along those streets. The rest, 81 of them, are a first pass built from each area's center point, drawn dashed and labeled approximate until I check them against the association maps. Every one of the 478 is on the map and has its own page under MLS Areas with the city, Census facts and the HOAs inside it.

The code tells you how agents will find the listing. The boundary tells you who your neighbors are. Both matter when you price a home.

How I use them

When I price a home, the area code is one of the first filters I set, because comparable sales inside the same code share the same schools, the same microclimate and usually the same lot pattern. When I write a listing, I pick the code buyers' agents actually search, which on a boundary street can mean the difference between showing up in twenty saved searches or two. And when a buyer tells me they want Malaga Cove, I know that means 163 and that the listings tagged 162 a few streets up often look the same at a lower price.

Questions People Ask

What is an MLS area?

A code the listing agent picks from a list to say which part of town a home is in. Agents, searches and market reports inside the MLS are filtered by it. It is not a legal boundary and it is not the same as a zip code.

Where can I see MLS area boundaries for Los Angeles and Orange County?

On the map at ianzre.com. No MLS publishes the lines as a file, so the South Bay and Palos Verdes areas are drawn by hand and the rest are built from city, neighborhood and street boundaries, with the first pass ones marked approximate.

Do MLS areas change?

Yes. CRMLS retires and adds codes as communities build out. Irvine gains a code when a new village opens, and Laguna Niguel replaced its old codes with four defined by Crown Valley Parkway and Niguel Road.
