La Mirada is a city of about forty seven thousand people at the southeast edge of Los Angeles County, right where it meets Orange County. It is an established, mostly single family town built in the 1950s and 1960s around a very large park system, more than two hundred acres for a city its size, with a regional park, an aquatics center, a county golf course, and a performing arts theater. Biola University sits in the middle of it. Most streets are single story ranch tracts with no homeowners association, which makes it one of the more affordable ways to own a house with a yard between Los Angeles and Orange County jobs. La Mirada Regional Park is the center of town life. It has the Splash aquatics center with a lazy river, water slides, and an Olympic size pool, along with ball fields, a lake, and picnic grounds. Next to it, the La Mirada Golf Course is a Los Angeles County course that has been named the county's course of the year six times. The La Mirada Theatre for the Performing Arts runs a full season of touring shows. Add the neighborhood parks and the city's claim of more than two hundred acres of park land holds up when you drive it.
The core of the city is 1950s and 1960s ranch tracts on flat streets, three or four bedrooms, attached two car garage, and a lot big enough for a patio and a garden. Many owners have added RV parking or gates across a deep driveway, which is unusual in this part of the county and worth real money to the right buyer. East of Biola and up toward the hills, 1970s and 1980s two story tracts come with larger floor plans. Hillside communities like Hillsborough and La Mirada Landmark have HOAs, pools, and greenbelts. Everywhere else, no dues.
The home I have listed on Bora Drive is a good example of the classic tract house done right: single story, private gates across a deep concrete driveway with room for an RV and a boat, a full width rear patio, and a fully fenced lot.
La Mirada is served by the Norwalk La Mirada Unified School District. Assignments vary by street, and the central tracts near Biola go to Foster Road Elementary, Hutchinson Middle, and La Mirada High. Biola University itself brings a college presence and a steady rental market. For commuting, the 5 freeway at Valley View is the main artery, with downtown Los Angeles thirty to forty minutes out and Irvine about thirty. Knott's Berry Farm is just over the line in Buena Park, and the 91 and 605 are close.
