The tract was built in the mid 1960s as a planned neighborhood of single story ranch homes, and it has barely changed shape since. Streets like Ethel, Hanover, Newman, and Via Norte run in a simple grid with mature trees and deep driveways. The Navy Golf Course on the north edge is part of the Joint Forces Training Base in Los Alamitos, so the land beyond the fence stays open, which keeps the neighborhood quiet and the sky big. Evergreen Park and Lexington Park are the local green spaces, and Cypress College is a few minutes east.
Cypress runs a separate elementary district for kindergarten through sixth grade, and Fairway Park addresses go to A. E. Arnold or Margaret Landell depending on the street. From there students move to Lexington Junior High and Cypress High in the Anaheim Union High School District. The wildcard is Oxford Academy, a grade 7 to 12 magnet in Cypress that admits by application and testing and regularly ranks among the top public schools in California. Living in the district makes a student eligible to apply, not automatically enrolled, so families should plan for the application.
Most homes are three or four bedrooms with two baths, between 1,500 and 2,100 square feet, with an attached two car garage. Original layouts have a formal living room in front and a family room off the kitchen, and a lot of owners have opened those up. Pools are common because the lots are flat and the climate is inland enough to use them. The home I sold on Ethel Street had been refreshed with new lighting, quartz counters, a saltwater pool and spa with a slide and grotto, solar under a power purchase agreement, and two EV chargers, which is a good picture of what a well kept Fairway Park house looks like today.
There is no homeowners association on the single family streets, so there are no dues and no architectural review beyond city permits. That is a real difference from many newer Orange County neighborhoods and it shows up in the monthly cost.
