The home

Monaco is one of the named enclaves on the south side of Rancho Palos Verdes, an HOA neighborhood with its own notes on my map. The house was a mid century modern that had been completely remodeled: an open plan under light oak ceilings, wide plank floors, a curving oak island wrapped in Arabescato marble, a hidden paneled refrigerator and wine cellar, a cast iron fireplace anchoring the living room, and a wall of windows that puts the Pacific in every main room. A Zen garden path led to the front door. It was a design piece, and it needed to be sold as one.

The plan

Homes like this are bought by people who care about design, and those buyers judge the marketing the way they judge the house. So the film was shot to show the architecture, the light, and the view moving through the rooms, not a slideshow with music over it. Photography was styled to the finishes. The story we told was the one the house tells: timeless lines with a contemporary finish, and an ocean you can see from the kitchen.

The result

The home closed at $4,600,000 in February 2026, one of the strongest results in the neighborhood. Rancho Palos Verdes as a whole was trading around a $1.9 million median that year, which shows what a fully realized remodel with a real view commands on this side of the hill.

What made the difference

Matching the marketing to the buyer. A design forward home marketed like an ordinary tract house leaves money on the table because the people who would pay for the design never feel it from the listing. Treating the film and the photographs as part of the product is what a flagship approach means in practice.
