Is Cypress a Good Place to Buy a Home in 2026?

Yes, if you want a single story house with a yard, public schools people move for, and a commute that works in both counties. Cypress is not a bargain anymore, but it is still one of the few places between Los Angeles and Irvine where a well kept three or four bedroom home trades right around a million dollars. I sold one there in the summer of 2026 and this is what I saw.

What Cypress costs right now

In June 2026 the city recorded a median sale price of about $1,000,000 across 41 sales, and the typical home took close to two months to sell. Summer figures put the median a little over $1.1 million depending on the mix. Those are city wide numbers. Inside the mid 1960s tracts on the north side, comparable single story homes sold between about $990,000 and $1,272,000 from May through August.

The schools are the reason most families call

Cypress runs its own elementary district for kindergarten through sixth grade, and Niche grades it a B plus for 2026. Students then move to the Anaheim Union High School District, which means Lexington Junior High and Cypress High for most of the city. The school that changes the math is Oxford Academy, a grade seven through twelve magnet in Cypress that admits by application and test. U.S. News ranked it the second best high school in California for 2026. Living in the district makes your child eligible to apply. It does not enroll them, so plan for the application in sixth grade and have a good answer for what happens if the letter says no. Cypress High is that answer for most families, and it is a solid one.

What seven days taught me

The home I listed on Ethel Street in the Fairway Park tract was a refreshed single story with a saltwater pool, a spa, a slide, a grotto, new lighting, quartz counters, solar, and two EV chargers. We gave it a film, its own website, drone photography, a 3D tour, a floor plan, printed flyers, and an open house weekend. It went into escrow in seven days with multiple offers and closed at $1,272,000, which was $22,000 over the asking price. The city average that month was closer to two months.

The lesson is not that Cypress is hot. It is that buyers in Cypress are careful, they compare, and the house that shows them everything up front wins the week.

Who Cypress is right for

  • Households with one job in Orange County and one in Los Angeles. The 605 and 405 are minutes away and Irvine, Long Beach, and downtown Los Angeles are all within about forty minutes off peak.
  • Families who want the public schools and are willing to do the Oxford Academy application.
  • Buyers who want a pool and a yard without a homeowners association telling them what color to paint the trim.
  • Anyone priced out of Los Alamitos and Seal Beach next door but who wants the same quiet.

What to check before you write an offer

  • Solar. Many homes have panels under a lease or a power purchase agreement that transfers to the buyer. Read the contract before you fall in love with the electric bill.
  • Plumbing and panel. These houses are sixty years old. Ask what has been replaced.
  • Pool equipment and plaster. Get them inspected separately from the house.
  • Flood zone and drainage. Parts of north Orange County sit in mapped flood areas that affect insurance.
  • The elementary assignment for the exact address. Tracts split between schools.

Is Cypress expensive?

By Orange County standards it is mid priced. The 2026 median is around a million dollars, well below the coastal cities and below Los Alamitos next door, and above Buena Park and La Mirada across the county line.

Does Cypress have an HOA?

Most single family streets do not. Some townhome and newer communities do. Check the specific property.

Is Oxford Academy guaranteed if I live in Cypress?

No. It is an application and test based magnet within the Anaheim Union High School District. Living in the district makes a student eligible to apply.
