Palos Verdes MLS Areas, Explained: A Local's Guide to 160 Through 186

Search homes on the Palos Verdes Peninsula and you'll notice every listing carries a three digit area code: 160, 163, 169, 174. Agents talk about them like street names. They're MLS areas, the official map the local MLS uses to divide the hill, and once you can read them, listings start telling you far more than their photos do.

The West Side: Palos Verdes Estates

Area 163 (Malaga Cove) is the historic heart. The Mediterranean plaza, the Neptune fountain, and streets that wind down toward the bluffs. Area 162 (Monte Malaga) sits above it with commanding Queen's Necklace views. Area 160 (Lunada Bay/Margate) runs along the blufftop above the famous surf break, and area 164 (Valmonte) is the eucalyptus canopy beside the Palos Verdes Golf Club.

The Top of the Hill

Area 174 (Crest) is literally the rooftop of the Peninsula, with panoramic views on both slopes. Area 172 (La Cresta) rides the ridgeline with sunset views over the Pacific, and area 175 (Peninsula Center) is the everyday hub: shopping, dining, and central access to every school on the hill. Area 176 (Silver Spur) wraps the commercial corridor of the same name.

The South Coast

Area 169 (PV Drive South/Portuguese Bend) is the wild stretch. Nature preserve, Wayfarers Chapel, and blufftop estates above Trump National Golf Club. Area 170 (West Palos Verdes) faces the sunset above Terranea Resort and the Point Vicente lighthouse, and area 173 (Los Verdes) pairs big ocean horizons with the public golf course of the same name.

The East Slope

Area 167 (PV Drive East) climbs the switchbacks with harbor and mountain views; area 168 (Mira Catalina) sits above it looking at its namesake island. Area 186 (Miraleste Pines) is the pine shaded pocket around Miraleste Plaza, and area 177 (Eastview) is the approachable eastern gateway to the hill. Area 179 (South Shores) technically belongs to San Pedro but shares the coastline and the views.

The Equestrian Core

Area 166 is Rolling Hills, the guard gated city of ranch estates on acreage. Area 165 (PV Drive North) and area 171 (Country Club) cover the bridle trail neighborhoods of Rolling Hills Estates and the streets around Rolling Hills Country Club.

Why It Matters

Two homes with identical specs can behave completely differently on the market because of the area code they carry. Schools, microclimate, view orientation, and lot character all track the areas. When I price or negotiate a Peninsula home, the MLS area is one of the first filters I reach for.
