Monaco and Country Club: Rancho Palos Verdes, MLS Area 171

Monaco and Country Club: Rancho Palos Verdes, MLS Area 171

MLS area 171 is called Country Club, and most of it is the Monaco tract in Rancho Palos Verdes, the loop of streets between Hawthorne Boulevard and Los Verdes Golf Course on the west side of the hill. Most of the homes were built in the 1960s and 1970s, mostly single story and split level on wide lots with ocean, golf course or Catalina views depending on the street. It is a quiet grid with a city park at the top and a public golf course at the bottom, and it sells on exactly those things.

What is here

  • Los Verdes Golf Course, a Los Angeles County public course of about 163 acres on the bluff below the neighborhood, which is why so many Monaco lots back onto fairway or ocean.
  • Fred Hesse Jr. Community Park on Hawthorne Boulevard, Rancho Palos Verdes's main park, with fields, a playground and the city's community center at the top of the tract.
  • Golden Cove Center a few minutes down Hawthorne at Palos Verdes Drive West, and Peninsula Center a few minutes up it.
  • The Monaco homeowners association, run by volunteer directors with no employees. Its dues are voluntary, but the CC&Rs recorded for both Monaco tracts in the 1960s still require its Architectural Committee to approve new homes and additions, and they protect views.

What the numbers say

The Census block group that covers area 171 counts about 2,200 people in roughly 850 households and 900 homes, half of them owner occupied, which reflects the condos along Hawthorne as much as the houses inside the tract. Monaco itself is 287 homes. In February 2026 I sold 30221 Matisse Drive, a remodeled view home on one of the inner streets, for $4,600,000, which tells you where the top of this neighborhood has moved.

Before you buy here

  • Check which way the lot faces. Golf course, ocean and Catalina views are all here, but they are street by street, and a view across the course is not the same as a view over it.
  • Ask about the association and the CC&Rs. Because the dues are voluntary, the seller's disclosures may say no HOA, but the recorded CC&Rs still apply to the lot.
  • Look at the slope behind the house. The tract sits on the edge of the bluff above the course, and the geology report matters on the lower streets.
  • Confirm the school assignment for the exact address with the district rather than assuming from the neighborhood.

Area 171 is on the map with its boundary, and the Monaco page lists what is known about the association. If you want to walk the streets, I know them well.
